Appraisal: This happens after the home inspection. If the home does not appraise for the contract price, we can renegotiate with the seller. If the seller does not agree, you can terminate the contract and receive your full deposit back.
Lender approval: You have 21 days from the effective date to get fully approved by your lender (by July 9, 2026). If you are not approved in this window you get your deposit back.
Important: After the 21-day window, if you cancel for any reason you will be in default and the earnest money is non-refundable.
